If you are a landlord then you have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange maintenance by a Gas Safe Registered engineer for all pipework, appliances and flues, which you own and have provided for your tenants use. Additionally, you must also arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe Registered engineer.
We will perform our Gas Safety Check which includes:
• An inspection of all your Gas appliances and gas pipework.
• Complete the Landlord Gas Safety Certification to meet your legal landlord obligations.
• Professional advice on any work required or defects found.
We can record service dates for the properties and notify you, tenant and/or agent when the annual service is due.
CO Alarm Installation & Maintenance
The Health and Safety Executive strongly recommends the use of CO alarms as one useful precaution to give your tenants advance warning of CO in your property.
During a visit, for an additional £35.00 we can install a British Standard EN 50291 Kitemark alarm to help protect your tenants against CO poisoning. Importantly alarms should not be regarded as a replacement for regular maintenance and safety checks by a Gas Safe registered engineer.
